October 2012 Price List Update Now Available

The October 2012 price list updates for more than 460 regions in the United States and Canada are now available for download.

A summary of price changes reported in this update are as follows (this percent change is based on the national averages that have been reported since the September 2012 price list publication and from October 2011 to October 2012):

Pricing research for the October 2012 publication compared to September 2012 shows the Labor and Material report, which measures common material and labor used in claims and remodeling, increased in the United States but decreased in Canada. The Common Material Only, Common Lumber Material, and Common Drywall Materials reports increased in both the United States and Canada, while the Retail Labor Rates and 30-Year Laminated Shingle Labor and Material reports decreased in both countries.

The information reported here is based on a national average, and it is important to note that actual changes will vary within each individual pricing market. It is also important to remember Xactware's published pricing information is based on recently completed surveys and estimate transactions.

Minimum line items

The October price list publication includes changes to the minimum line items. Material components were removed where they existed, and the assumptions for the labor hours were adjusted based on information gathered from surveys of trade contractors. Most minimum items now only include labor costs. Users can account for any needed material by adding a miscellaneous entry or by using the material-only activity (M) of the appropriate line item. These changes are intended to reflect estimating processes that trade contractors are using in the field and are in preparation for the upcoming release of Xactimate version 28, which will use a single pricing model for restoration or remodel with an automated labor minimum adjustment. More information about Labor Minimums and the move to a single Labor Minimum pricing model for restoration and remodel price lists can be found in Xactware’s white paper Labor Minimums under the “Helpful Downloads” section of our eService Center.

If the assumptions for a line item, including the minimums, do not meet the needs of a specific situation, we encourage users to modify or adjust within their estimate as needed; for example, if additional time is needed to match or purchase materials, it may be necessary to add supplemental labor hours.

Local market conditions

Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and since many factors can affect the cost of a project (including — but not limited to — labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.

Pricing feedback

Pricing feedback is one of the ways Xactware ensures that the cost information it reports reflects actual market prices. It is highly valuable to both Xactware and you as a user. Most of our customers are aware that estimate feedback is automatically collected from assignments returned to XactAnalysis (i.e., program work), but many don’t realize that the estimates they write outside of those assignments are not collected unless they regularly run the feedback utility within Xactimate, XactRemodel, or XactPRM. To run the feedback utility:

  1. Click Services in the menu bar of the Control Center tab. 
  2. Select Feedback and then click Yes.

This utility will process and package information from all estimates that have not previously been collected via feedback or as completed assignments. The next time you connect to XactAnalysis, your feedback information will be sent to Xactware.

Gasoline prices increase in the U.S. and decrease in Canada

Since the September 2012 publication, gasoline prices have increased 1.32% in the United States and decreased 1.38% in Canada. When compared to October 2011, gasoline prices have increased 9.03% in the United States and 4.04% in Canada. Because gasoline prices can change rapidly, Xactware recommends users monitor their local costs to determine whether repair or construction costs have been affected.

Changes to the October price list

Customers can view specific changes to the price lists by logging on to the eService Center. XactAnalysis customers can see specific changes by viewing the Price List Changes report in the Industry Trend Reports section. This same report can be found in the Featured Highlights section of the eService Center.

Contents Update

XactContents has added more grades for futon sofas and settees. It has also included data from a new vendor: Chefs Catalog.

Downloading a price list in Xactimate

You must be a registered Xactimate user to access price lists this way:

  • Click Services in the menu bar of the Control Center tab. Select Request Price List from XactAnalysis, and then click Xactware Price List.
  • From the "Request Price List" window, enter the country, state or province, and city for the price list you would like to download. 
  • After making your selections, click Download Now.
  • A window will appear advising you the price lists have been downloaded and are now available for use in Xactimate. Click OK.
