Xactware Publishes March 2016 Price List

The March 2016 price list updates for more than 460 regions in the United States and Canada are now available for download.

A summary of price changes reported in this update is as follows (this percent change is based on the national averages that have been reported since the February 2016 price list publication and from March 2015 to March 2016):

Pricing research for the March 2016 publication shows that the figures in the Labor and Material report, which measures common material and labor used in claims and remodeling, increased slightly in the United States and Canada when compared to February 2016. This is also true of the figures in the 30-year Laminate Shingle Labor and Material, Common Material Only, and Retail Labor Rates reports. Figures in the Common Lumber Material report showed an increase in Canada and no change in the United States. The Common Drywall Material report listed no change in both countries.

The information reported here is based on a national average, and it is important to note that actual changes will vary within each individual pricing market. It is also important to remember that Xactware’s published pricing information is based on recently completed surveys and estimate transactions.

Changes to the North Carolina sales tax rules

North Carolina's sales tax rules changed effective March 1, 2016.

Xactware’s interpretation of the main sales tax changes is that if the job is considered “retail trade” and/or the contractor is considered a “retail contractor,” the total gross receipts will be taxed. If the job is considered “repair, maintenance, and installation service” and the contractor doing the work is considered a “real property contractor” or provides repair, maintenance, and installation services where the contractor’s activities do not otherwise meet the definition of a “retail trade” the total gross receipts will not be taxed.

If there are questions on sales tax laws, we recommend contacting the North Carolina Department of Revenue (www.dor.state.nc.us). For North Carolina March 2016 price lists, standard sales tax jurisdictions—such as "6.75%"—were modified to include two job types: Repair, Maintenance, Installation Services (“Rpr Maint Inst Svc”) and Retail Trade. When selected, “Rpr Maint Inst Svc” will only tax material on most items. “Retail Trade” should be selected if the activity needs to be taxed on the total. A new jurisdiction type—such as "6.75% Total Tax"—was also created, which the estimator can select if they know the estimate needs to be taxed on the total.

Local market conditions

Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and since many factors can affect the cost of a project (including—but not limited to—labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.

Gasoline prices in the U.S. and Canada

Since the February 2016 publication, gasoline prices decreased 6.79 percent in the United States and 1.31 percent in Canada. When compared to March 2015, gasoline prices decreased 25.81 percent in the United States and 13.11 percent in Canada. Because gasoline prices can change rapidly, Xactware recommends users monitor their local costs to determine whether repair or construction costs are affected. Changes to the March price list

Customers can view specific changes to the price lists by logging on to the eService Center. XactAnalysis customers can see specific changes by viewing the Price List Changes report in the Industry Trend Reports section. This same report can be found in the Featured Highlights section of the eService Center.

Pricing feedback

Pricing feedback is one of the ways Xactware ensures that the reported cost information reflects actual market prices. Users writing estimates outside program work can return feedback by regularly running the feedback utility within Xactimate, XactRemodel, or XactPRM. To run the feedback utility:

  • In Xactimate:
    1. Click the Xactimate tab.
    2. Select Tools.
    3. Under Services, click Feedback.
    4. Click Yes.
  • In XactRemodel:
    1. Click the XactRemodel tab.
    2. Select Tools.
    3. Under Services, click Feedback.
    4. Click Yes.
  • In XactPRM:
    1. Select the Feedback button in the left menu options.
    2. Click Yes

This will process and package information from all estimates that have not previously been collected. Your feedback information will be sent to Xactware the next time you connect to XactAnalysis.

Downloading a price list in Xactimate version 28

If you are a registered Xactimate user, you can download price lists in four steps:

  1. In Xactimate, Click Price List tab in the main dashboard.
  2. Click Request Price List(s) on the menu bar. 
  3. In the “Data Transfer Price List” dialog box, enter the country, state or province, city, and profile for the price list you would like to download.
  4. After making your selections, click Download.

A window will appear advising you the price lists have been downloaded and are now available for use in Xactimate. Click OK.
