November 2012 Price List Update Now Available
The November 2012 price list updates for more than 460 regions in the United States and Canada are now available for download.
A summary of price changes reported in this update are as follows (this percent change is based on the national averages that have been reported since the October 2012 price list publication and from November 2011 to November 2012):

Pricing research for the November 2012 publication compared to October 2012 shows the Labor and Material report, which measures common material and labor used in claims and remodeling, decreased in both the United States and Canada. Similarly, the Retail Labor Rates, Common Lumber Material, and 30-Year Laminated Shingle Labor and Material reports all showed a decrease in both the United States and Canada. The Common Material Only report showed a slight decrease in the United States and an even slighter increase in Canada. The Common Drywall Materials report had no significant change in the last month.
The information reported here is based on a national average, and it is important to note that actual changes will vary within each individual pricing market. It is also important to remember Xactware’s published pricing information is based on recently completed surveys and estimate transactions.

As always, if the assumptions for a line item (including the minimums) do not meet the needs of a specific situation, we encourage users to modify their estimates as needed. For example, if additional time is needed to match or purchase materials, it may be necessary to add supplemental labor hours.
In the October price list publication, Xactware made changes to exclude material costs from 10 of the 76 minimum line items (MN). Xactware added 10 line items, which include both labor and material for small repairs, to assist customers who do not want to enter separate line items for material and labor minimum charges. The item codes for these items will contain MNRP. For example, the drywall repair labor and material charge item code is DRYMNRP.
Local market conditions
Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and since many factors can affect the cost of a project (including — but not limited to — labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.
Pricing feedback is one of the ways Xactware ensures that the cost information it reports reflects actual market prices. It is highly valuable to both Xactware and you as a user. Most of our customers are aware that estimate feedback is automatically collected from assignments returned to XactAnalysis (i.e., program work), but many don’t realize that the estimates they write outside of those assignments are not collected unless they regularly run the feedback utility within Xactimate, XactRemodel, or XactPRM. To run the feedback utility:
- Click Services in the menu bar of the Control Center tab.
- Select Feedback and then click Yes.
This utility will process and package information from all estimates that have not previously been collected via feedback or as completed assignments. The next time you connect to XactAnalysis, your feedback information will be sent to Xactware.

Gasoline prices decrease in the U.S. and in Canada
Since the October 2012 publication, gasoline prices have decreased 6.74% in the United States and 3.57% in Canada. When compared to November 2011, gasoline prices have increased 3.36% in the United States and 0.24% in Canada. Because gasoline prices can change rapidly, Xactware recommends users monitor their local costs to determine whether repair or construction costs have been affected.

Changes to the November price list
Customers can view specific changes to the price lists by logging on to the eService Center. XactAnalysis customers can see specific changes by viewing the Price List Changes report in the Industry Trend Reports section. This same report can be found in the Featured Highlights section of the eService Center.
Since the last price list update, the XactContents pricing team has worked on adding new items and retiring old items.

Downloading a price list in Xactimate
You must be a registered Xactimate user to access price lists this way:
- Click Services in the menu bar of the Control Center tab. Select Request Price List from XactAnalysis, and then click Xactware Price List.
- From the "Request Price List" window, enter the country, state or province, and city for the price list you would like to download.
- After making your selections, click Download Now.
- A window will appear advising you the price lists have been downloaded and are now available for use in Xactimate. Click OK.
