January 2013 Price List Update Now Available
The January 2013 price list updates for more than 460 regions in the United States and Canada are now available for download.
A summary of price changes reported in this update are as follows (this percent change is based on the national averages that have been reported since the December 2012 price list publication and from January 2012 to January 2013):

Pricing research for the January 2013 publication, compared to December 2012, shows the Labor and Material report, which measures common material and labor used in claims and remodeling, increased in the United States and Canada. Similarly, the Common Material, Common Lumber Material, 30-Year Laminated Shingle Labor and Material, and Common Drywall Materials reports all rose in both countries. The Retail Labor Rates report increased in the United States but decreased slightly in Canada.
The information reported here is based on a national average, and it is important to note that actual changes will vary within each individual pricing market. It is also important to remember Xactware’s published pricing information is based on recently completed surveys and estimate transactions.
Xactware has been heavily surveying the markets affected by Hurricane Sandy since its landfall on Oct. 24. While many areas are still in the initial cleanup stages, Xactware is beginning to see storm-related impacts in several areas.
Initial changes being reported, which will be reflected in the January price list update, include key items in trades such as roofing, flooring, drywall, painting, siding, demolition, water mitigation, and others. It’s important to note that the impact of the storm is spread over nearly the entire eastern seaboard of the United States and Canada, and the extent of the damage varies greatly. As such, the impact seen on prices will vary between markets and between trades with some being much higher than others. Due to the widespread variability in both markets and trades affected, it is difficult to list all changes in this report.
For area and trade pricing specifics, we recommend that customers download the updated January price list for their area and that they review the Industry Trend Reports, which show trends on a city, state, and national level.
Inclusion of Green Items in the Painting Category
Xactware published price lists include green line items, alongside conventional non-green alternatives, to facilitate estimating cost differences between green and non-green products and processes. Items that match price points and cost assumptions for green products are flagged as green within the estimate and provide a brief description of the attributes that qualify the items as green.
Line items for painting are currently listed in two separate categories: green (PTG) and non-green (PNT) painting. Because of paint manufacturers’ widespread adoption of the green standards for VOC off-gassing as well as regulations that place limits on VOCs within paint products, green-rated latex paints have become the standard option at the majority of retail and paint supply stores as well as the typical choice by consumers and painting contractors. To reflect this industry change, and to simplify the estimating process, Xactware published price lists will soon list all painting options within a single category. All items that are currently listed under the PTG category will be moved to the PNT category or be deleted if a duplicate item already exists in the PNT category. Additionally, items in the PNT category that include material components that represent paint types that are being phased out of use will be modified to include material components that represent current typical product lines.
Local market conditions
Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and since many factors can affect the cost of a project (including — but not limited to — labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.
Gasoline prices decrease in the U.S. and in Canada
Since the December 2012 publication, gasoline prices have decreased 5.24 percent in the United States and 4 percent in Canada. When compared to January 2012, gasoline prices have decreased 0.03 percent in the United States and showed no change in Canada. Because gasoline prices can change rapidly, Xactware recommends users monitor their local costs to determine if repair or construction costs have been affected. Changes to the January price list
Customers can view specific changes to the price lists by logging on to the eService Center. XactAnalysis customers can see specific changes by viewing the Price List Changes report in the Industry Trend Reports section. This same report can be found in the Featured Highlights section of the eService Center.
Since the last price list update, the XactContents pricing team has added a new department: Artwork (ART). Twenty items that were previously located in Housewares (HSW) were moved to the new department, and their codes were changed to reflect the new organization. Xactware has also added two new vendors to the contents database: Art.com and Totally Furniture.

Pricing feedback is one of the ways Xactware ensures that the cost information reported reflects actual market prices. It is highly valuable to both Xactware and you, as a user. Unless an estimate assignment is returned to XactAnalysis (i.e., program work), Xactware does not receive automatic feedback. Estimates written outside program work can return feedback by regularly running the feedback utility within Xactimate, XactRemodel, or XactPRM. To run the feedback utility:
- Click Services in the menu bar of the Control Center tab.
- Select Feedback and then click Yes.
This will process and package information from all estimates that have not previously been collected via feedback or completed assignments. Your feedback information will be sent to Xactware the next time you connect to XactAnalysis.

Downloading a price list in Xactimate
You must be a registered Xactimate user to access price lists this way:
- Click Services in the menu bar of the Control Center tab. Select Request Price List from XactAnalysis, and then click Xactware Price List.
- From the "Request Price List" window, enter the country, state or province, and city for the price list you would like to download.
- After making your selections, click Download Now.
- A window will appear advising you the price lists have been downloaded and are now available for use in Xactimate. Click OK.
