Xactware Publishes February 2013 Price List
The February 2013 price list updates for more than 460 regions in the United States and Canada are now available for download.
A summary of price changes reported in this update are as follows (this percent change is based on the national averages that have been reported since the January 2013 price list publication and from February 2012 to February 2013):

Pricing research for the February 2013 publication, when compared to January 2013, shows the Labor and Material report, which measures common material and labor used in claims and remodeling, increased in both the United States and Canada. Similarly, the 30-Year Laminated Shingle Labor and Material, Common Material Only, Common Lumber Material, and Common Drywall Material reports all showed an increase in both the United States and Canada. The Retail Labor Rates report increased in Canada but showed a slight decrease in the United States.
The information reported here is based on a national average, and it is important to note that actual changes will vary within each individual pricing market. It is also important to remember Xactware’s published pricing information is based on recently completed surveys and estimate transactions.
Price List Support for Superstorm Sandy
Xactware has been heavily surveying the markets affected by Superstorm Sandy since its landfall on Oct. 29. While many areas are still in the initial cleanup stages, Xactware is beginning to see storm-related impacts in several areas.
Initial reported changes include key items in trades such as roofing, flooring, drywall, painting, siding, demolition, water mitigation, and others. It’s important to note that the impact of the storm is spread over nearly the entire eastern seaboard of the United States and Canada, and the extent of the damage varies greatly. As such, the impact seen on prices varies between markets and between trades with some being much higher than others. Due to the widespread variability in both markets and trades affected, it is difficult to list all changes in this report.
For area and trade pricing specifics, we recommend that customers download the updated price list for their area and that they review the Industry Trend Reports, which show trends on a city, state, and national level. Each regularly published price list within the impacted geographic regions will contain all current updates, for that area, related to the storm.
Inclusion of Green Items in the Painting Category
Xactware published price lists include green line items, alongside conventional non-green alternatives, to facilitate estimating cost differences between green and non-green products and processes. Items that match price points and cost assumptions for green products are flagged as green within the estimate and provide a brief description of the attributes that qualify the items as green.
Line items for painting were listed in two separate categories: green (PTG) and non-green (PNT) painting. Because of paint manufacturers’ widespread adoption of the green standards for VOC off-gassing as well as regulations that place limits on VOCs within paint products, green-rated latex paints have become the standard option at the majority of retail and paint supply stores as well as the typical choice by consumers and painting contractors. In order to reflect this industry change, and to simplify the estimating process, Xactware published price lists now list all painting options within a single category. All items that were listed under the PTG category were moved to the PNT category or deleted if a duplicate item already existed within the PNT category. Additionally, items within the PNT category that included material components that represented paint types that were being phased out of use were modified to include material components that represent current typical product lines.
Change to Labor Supporting Events
Due to the increase in clients using the “factored in” and “do not apply” base service charge options interchangeably, the labor supporting event assumptions for the “factored in” model were necessarily reduced. This change will not impact users who utilize the “apply,” “do not apply,” or “new construction” models of base service charges. Those who utilize the “factored in” model of base service charges may see a small decrease in price.

Local market conditions
Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and since many factors can affect the cost of a project (including — but not limited to — labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.
Gasoline prices increased in the U.S. and in Canada
Since the January 2013 publication, gasoline prices have increased 1.79 percent in the United States and 3.61 percent in Canada. When compared to February 2012, gasoline prices have decreased 2.38 percent in the United States and 1.12 percent in Canada. Because gasoline prices can change rapidly, Xactware recommends users monitor their local costs to determine whether repair or construction costs have been affected. Changes to the February price list
Customers can view specific changes to the price lists by logging on to the eService Center. XactAnalysis customers can see specific changes by viewing the Price List Changes report in the Industry Trend Reports section. This same report can be found in the Featured Highlights section of the eService Center.
Since the last price list update, the XactContents pricing team has added two new vendors to the personal property replacement database: Lowe’s and Wayfair.

Pricing feedback is one of the ways Xactware ensures that the cost information reported reflects actual market prices. It is highly valuable to both Xactware and you, as a user. Unless an estimate assignment is returned to XactAnalysis (i.e., program work), Xactware does not receive automatic feedback. Estimates written outside program work can return feedback by regularly running the feedback utility within Xactimate, XactRemodel, or XactPRM. To run the feedback utility:
- Click Services in the menu bar of the Control Center tab.
- Select Feedback and then click Yes.

Downloading a price list in Xactimate
You must be a registered Xactimate user to access price lists this way:
- Click Services in the menu bar of the Control Center tab. Select Request Price List from XactAnalysis, and then click Xactware Price List.
- From the "Request Price List" window, enter the country, state or province, and city for the price list you would like to download.
- After making your selections, click Download Now.
- A window will appear advising you the price lists have been downloaded and are now available for use in Xactimate. Click OK.
