Xactware Publishes October 2017 Price List

The October 2017 price list updates for more than 460 regions in the United States and Canada are now available for download.

Pricing research for the October 2017 publication shows that average costs for labor and materials used in claims and remodeling increased in both the United States and Canada when compared to September 2017.

The Common Lumber Material report showed a 1.23 percent increase in the U.S. and a 1.28 percent increase in Canada. Since October 2016, the same report showed a 17.18 percent increase in Canada and a 14.02 percent increase in the United States. The increase reported since October 2016 was mainly driven by the cost increase that occurred throughout August.

These percent changes are based on the averages that have been reported since the September 2017 price list publication and from October 2016 to October 2017. The information reported here is based on a national average, and it is important to note that actual changes will vary within each individual pricing market. It is also important to remember that Xactware’s published pricing information is based on recently completed surveys and estimate transactions.

Hurricanes

Hurricane Harvey caused devastation across the Gulf Coast. Over 200,000 homes were damaged by the hurricane, whose path stretched over 300 miles. Flooding after the event has been extreme, with over 70 percent of Harris County, Texas flooded by at least 1.5 feet of water at one point. Damage assessments and cleanup efforts are still ongoing. Hurricane Irma came in the wake of Hurricane Harvey and swept up the East Coast. Fortunately, damages were not as severe as government officials and forecasters had warned. However, the Florida Keys experienced devastation, and there were damages seen in Georgia, South Carolina, Tennessee, and North Carolina. Preliminary estimates place the amount of damage, including damage to the infrastructure, at a minimum of $50 billion. Damage assessments and cleanup efforts are still ongoing.

Xactware closely monitors the impact of storms on item pricing. If needed, we will publish an interim price list to give those working in damaged areas the most accurate prices. As prices can change rapidly in the aftermath of any storm, Xactware cannot guarantee that the prices within the published database will be adequate for any specific job. We strongly recommend that all customers monitor their local market for any such changes and adjust your estimate pricing as is appropriate.

Local market conditions

Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and since many factors can affect the cost of a project (including—but not limited to—labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.

Gasoline prices in the U.S. and Canada

Since the September 2017 publication, gasoline prices increased 7.67 percent in the United States and 1.42 percent in Canada. When compared to October 2016, gasoline prices increased 16.1 percent in the United States and 9.81 percent in Canada. This increase in fuel costs may be due to damages at the U.S. oil refineries in Texas that occurred during Hurricane Harvey.

Changes to the October price list

Customers can view specific changes to the price lists by logging on to the eService Center. XactAnalysis customers can see specific changes by viewing the Price List Changes report in the Industry Trend Reports section. This same report can be found in the Featured Highlights section of the eService Center.
