Xactware Publishes October 2021 Price List

The October 2021 price list updates for more than 460 regions in the United States and Canada are now available for download.

Pricing research for the October 2021 publication shows that average costs for labor and materials used in claims and remodeling decreased in some key pricing components. Since October 2020, the Common Lumber Material report showed the largest increase of 35.86 percent in Canada and 4.08 percent in the United States.  However, since our September 2021 publication, the Common Lumber Material report showed the largest decrease of 13.26 percent in the United States and 4.71 percent in Canada. This continues last month’s trend that, even though there are large increases in lumber when comparing year over year, we have started to see a month over month downward trend.

As lumber material costs decrease, many materials continue to increase due to the rising costs of raw materials as shortages persist. Paint companies have been announcing sizable price increases over the past several months due to the rising costs of raw materials. One of the largest paint companies, Sherman-Williams, said raw material cost increases are likely to be in the high teens on a percentage basis for the year.

From October 2019 to October 2020, the paint material composite report shows an increase of 1.90 percent for the United States and 0.80 percent for Canada, while from October 2020 to October 2021 the report shows an increase of 9.40 percent in the United States and 8.24 percent for Canada.

All reported percent changes are based on the averages that have been reported either since the September 2021 price list publication or from October 2020 to October 2021. The information reported here is based on a national average, and it is important to note that actual changes will vary within each pricing market. It is also important to remember that Xactware’s published pricing information is based on recently completed surveys and estimate transactions.

Lumber Increases

Over the last month lumber prices have continued to show a downward trend, but since October 2020, lumber prices have still shown an increase of 4.08 percent in the United States and 35.86 percent in Canada. Sheathing materials have followed a similar trend over the last month, showing an increase of 9.20 percent in the United States and 64.54 percent in Canada since October 2020. As supply and demand for common lumber materials continues to change, Xactware will monitor these changes and make warranted adjustments from focused surveys with suppliers for each monthly price list publication.  For articles with additional information on lumber cost increases click here and here.

Personal Protective Equipment

Due to the impacts of COVID-19, Xactware is closely monitoring the cost of personal protective equipment (PPE). Since March 2020, the average national cost of PPE items increased 37.06 percent in the United States and 51.10 percent in Canada. Xactware will continue to monitor this situation and report changes as they arise. 

Local market conditions

Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and many factors can affect the cost of a project (including—but not limited to—labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.

Gasoline prices in the U.S. and Canada

Since the September 2021 publication, gasoline prices increased 1.15 percent in the United States and decreased 0.64 percent in Canada. When compared to October 2020, gasoline prices have increased 46.38 percent in the United States and 31.75 percent in Canada.

Top 200 Items Trend

The Top 200 Items by Total Spend showed a 0.37 percent increase since the September price list publication for Canada and an increase of 15.05 percent since October 2020. The United States showed a 0.30 percent increase since the September publication and an increase of 14.47 percent since October 2020. The Top 200 Items by Use showed a 0.25 percent increase since the September publication for Canada and an increase of 11.65 percent since October 2020. The United States showed a 0.33 percent increase since the September publication and a 10.92 percent increase since October 2020 . The Top Items by Use represents the items that were the most used in claims coming through our system and the Top Items by Spend represents the items that had the highest total spend.

Since the last price list update, the XactContents pricing team continued to improve the master item list in both the United States and Canada.

Changes to the October price list

We added new items to the October price lists under the following categories:

  • APP (Appliances) - Items added for downdraft vents.
  • FNC (Finish Carpentry / Trimwork) Item added for additional charge for rounded corners on interior trim.
  • RFG (Roofing) - Item added for tearing off insulation board with no haul off.

Customers can view price list modifications on the eService Center. XactAnalysis customers can see this same report by selecting the Price List Changes report in the Industry Trend Reports.
